- Is this a subscription? Do I get charged again?
- No. Every YieldSheets purchase is a one-time payment. You pay once, download the file, and it's yours permanently. We offer version update access to bundle buyers — but that is an opt-in benefit, not an automatic charge.
- Can I modify the Excel models?
- Yes. Every model ships fully unlocked — no formula protection, no worksheet locks. You can audit, modify, and extend the model however you need for your deal.
- What if I need the file again? What if my computer crashes?
- Your purchase is tied to your buyer account at yieldsheets.com/account/orders. Log in at any time to re-download any previously purchased model. Re-download access is permanent — purchase records are retained indefinitely.
- How is YieldSheets different from A.CRE's free models?
- Adventures in CRE offers 150+ free models with no brand accountability for accuracy. YieldSheets models are sold under a single trusted brand with per-model methodology documentation. You can audit the assumptions and cite the source in LP presentations.
- What's the difference between the $149 Multifamily Sheet and the $299 Complete Kit?
- The Multifamily Sheet is one model for multifamily acquisitions. The Complete Kit includes all 19 models across every asset class. If you ever underwrite commercial, development, or syndication deals, the Complete Kit delivers more value than buying models individually.
- I was a RealData customer. Will YieldSheets replace my models?
- Yes. YieldSheets is the purpose-built replacement for RealData's SMB catalog. Entry-tier models at $79–$149 are priced below RealData's historical $295 floor. The Complete Kit at $299 replaces your entire catalog. RealData discontinued new software sales on April 30, 2026.
- Do you offer team/multi-seat licenses?
- Yes. The $399 Commercial License covers firm-wide use of The Multifamily Sheet and The Waterfall Model for your entire team. Contact us for pricing on larger catalogs or custom firm packages.
- Can I get a refund?
- All purchases are one-time and all sales are generally final. We offer a 14-day discretionary satisfaction review — if the model doesn't meet the documented specifications, contact eddy@yieldsheets.com within 14 days.
